Sprouts Farmers Market Commits to Iconic Papago Plaza, First Grocery for South Scottsdale Neighborhood

The iconic Papago Plaza has signed a long-term, approximately 23,000-square-foot lease with Sprouts Farmers Market, fulfilling the neighborhood’s request for a high-quality grocer. The location is Sprouts’ first with an integrated two-story parking garage on top of its building.

Sprouts’ construction is expected to start early next year, and the store is expected to open in 2024. In addition to Sprouts, the new 13.29-acre Papago Plaza, located at the southwest corner of Scottsdale Road and East McDowell Road, features a five-story, 276-unit Alliance Residential apartment complex, SEVENTYONE15 McDowell, currently open along with a 116-room Marriott flagged suite hotel currently under construction, and three restaurant/retail buildings totaling 25,025 square feet. Restaurant and retail tenants are expected to move in during the second quarter of 2023. More than 12,000 square feet will be dedicated to restaurants with unique operators.

More than 60 companies have located across the street at SkySong, the ASU Scottsdale Innovation Center.

“The neighborhood has long requested a high-quality grocer,” said Lee Mashburn, president of Pivot Development, owner of Papago Plaza. “We are very excited to satisfy the request of nearby residents and businesses. The intersection of Scottsdale and McDowells roads is highly desirable since it offers access to thousands of residents and businesses. More than 4,000 new residential units are being built in the surrounding area.”

Sprouts will have frontage, signage and visibility on Scottsdale Road. For parking, Sprouts will have 61 ground floor parking spots, and there are 172 parking garage spots for the development.

Sprouts complements many of the restaurants Papago Plaza is considering.

“The restaurant and retail offerings at Papago Plaza will be casual and fun and connected to the outdoors,” said Judi Butterworth, Papago Park’s leasing agent with Orion Investment Real Estate. “We have put a great deal of thought into attracting a high-quality grocery store, restaurant and retail mix, Class A apartments and hotel to offer a variety of choices and enhance the neighborhood. We have many back-up offers to lease space in Papago Plaza since the trade area is underserved. South Scottsdale has become one of the most dynamic redevelopment experiences statewide.”

Pivot Development is building three restaurant and retail buildings at Papago Plaza. The hard corner 5,825-square-foot restaurant and retail building has the only drive-through at the intersection. This new building will replace the existing Wells Fargo bank building. Along Scottsdale Road, an 11,200-square-foot restaurant building and an 8,000-square-foot restaurant/retail building are separated by a grassy “restaurant park” area, centered around a grove of trees, reminiscent of Arizona’s citrus groves. The grassy area features fountains, a water wall, a large hearth fireplace and benches.

The restaurant buildings are designed to reduce the sun exposure and they feature misters so customers will be able to use the patios for most of the year. Outdoor alcohol will be allowed in the grassy area.
