Two Marriott Brands Set for Development in Norterra

North Texas developer Jackson-Shaw and Tucson-based Holualoa Companies announce the development of dual-branded AC Hotel by Marriott North Phoenix at Norterra and Element by Westin North Phoenix at Norterra. The two hotels connected under one roof are located close to the Shops at Norterra at 25100 North 22nd Lane, Phoenix, Arizona 85085, near the northeast corner of West Happy Valley Road and Norterra Parkway. The property is expected to break ground in May 2024 and open in late 2025.

“Jackson-Shaw and Holualoa Companies have a proven track record of success developing high-profile Marriott Bonvoy brands in the Phoenix market, including the Element Hotel at SkySong in Scottsdale and the AC Hotel Phoenix Biltmore at Camelback Collective,” says Jackson-Shaw Senior Vice President of Hospitality Joe Blewitt. “Both companies know that Phoenix is a popular destination for leisure and business travelers, especially now with the development of the $65 billion Taiwan Semiconductor Manufacturing Company site and supplier plants.”

Together, sharing one address, the four-story development will feature a total of 274 high-quality guest rooms. At the AC Hotel by Marriott North Phoenix at Norterra, 179 guest rooms feature the brand’s clean and simple design aesthetic that marry sophisticated European style with a distinct modern feel. The Element by Westin North Phoenix at Norterra includes 95 rooms, offering the essentials of balanced travel for the longer-stay guest without compromising comfort and design.

The development will feature 8,000 square feet of flexible meeting space, two deluxe suites, two group communal rooms, a state-of-the-art fitness center and a resort-style courtyard with a saline pool, heated spa and event lawn. The 160,133-square-foot building is on three acres. It is expected to provide 60 full-time and 20 part-time jobs.

The dual-brand hotel has been designed to serve the North Black Canyon Corridor business demand, which is being supercharged by the new TSMC plant and its adjacent support companies,” says Holualoa Companies Chief Investment Officer Aroon Chinai. “As a result, much consideration of the location’s diverse needs has been integrated into the design and experience.”

The hotel is being developed in partnership by Jackson-Shaw and Holualoa Companies. Simmons Bank is providing construction financing, Layton Construction is the general contractor, Cooper Carry is the architect and DiLeonardo is the interior designer.
