Arizona’s Build-to-Rent Boom: 14,000 New Single-Family Rentals in the Pipeline

inbusinessPHX.com

As urban areas become more crowded and homeownership slips further out of reach, the build-to-rent (BTR) market is stepping in to fill the gap. Nationwide, more than 110,000 single-family rentals are under construction, set to increase the BTR inventory by 53.5% once completed. Arizona stands out as a major player in this expansion.

Arizona’s Build-to-Rent Surge

  • Nearly 14,000 new houses for rent are in development—second only to Texas.

  • This will boost Arizona’s BTR inventory by 76.3%, offering much-needed housing options.

Phoenix Metro: The Driving Force

  • The Phoenix-Mesa-Chandler metro is at the center of the state’s BTR boom, with 13,100+ units underway—more than most U.S. states.

  • Even with fewer units under development, Tucson (659) and Flagstaff (200) are contributing to Arizona’s build-to-rent growth.

Smaller Cities with Biggest Growth

  • Casa Grande will see a 600% surge in rental supply, adding 700 new single-family homes.

  • Buckeye has nearly 1,900 new rentals in development, ranking 4th nationwide for the largest number of houses for rent under construction. These projects will increase the city’s BTR inventory by 332%.

  • Apache Junction and Queen Creek are set to more than double their BTR supply, showing how smaller cities with lower inventory and available land are leading in percentage growth.
