Esplanade Campus Completes $45 Million Renovation

Iconic property revitalized with 30,000 sf of new amenity space

The Esplanade office complex has completed a major renovation and upgrade of the prestigious four building campus in the Camelback Corridor located at 2425, 2525, 2575, and 2555 E. Camelback Rd. The $45 million renovation, added approximately 30,000 square feet of new amenity spaces, including a new conference center, tenant lounge, full-service restaurant, fitness center, lobby enhancements and more.

This differentiated new amenity offering is supported by Onsite, a workplace experience platform creating a new standard for work by incorporating unparalleled service, advanced technology, and intelligent spaces to give businesses and workers the tools they need to thrive. The Onsite team at the Esplanade boasts a staff of five hospitality professionals that create a variety of “social workspaces” throughout the campus to promote connectivity and workers’ access to new amenity spaces, enabling them to perform in and outside of their office. The mission of Onsite is to transform offices into dynamic connected hubs that provide an amenity-forward, hospitality-driven environment for employees and provide employers a competitive advantage in attracting and retaining the best talent.

“The upgrades set a new bar for office amentization in the market,” said Bryan Taute, executive vice president at CBRE. “Combining highly serviced conferencing, food and beverage options, and health and wellness facilities, the Esplanade has elevated what was already the city’s most connected office environment.”

The 16,000-square-foot, two-story central amenity building is the heart of the property. It includes Hearsay, the new restaurant led by Chicago-based Episcope Hospitality and features a listening room with a robust vinyl collection, private liquor lockers, a private dining room, and ample work lounge space. Hearsay will have all-day offerings, serving breakfast, lunch, and dinner. Food and beverage offerings will be vertically integrated and available via the property’s private tenant network, granting access to an enhanced reservation system, and allowing tenants to have items delivered directly to their upstairs offices or conference areas around the campus.

The second floor of the amenity building, a newly added vertical expansion, is designed to offer a more private health and wellness experience while maintaining a direct connection to the new lounge and F&B offerings, creating a seamless environment for productivity. This space includes a state-of-the-art gym with luxury locker rooms, laundry service, and both indoor and outdoor studio areas. The fitness center provides daily classes, ranging from yoga and HIIT to meditation and more.

The 8,000-square-foot conference center offers tenants and guests a variety of spaces to meet, train, collaborate, and work. A grab-and-go coffee shop and marketplace called Perks is conveniently located within the conference center. The full-service offerings include:

  • Training room that can accommodate up to 150 people
  • An elevated boardroom with connected private outdoor patio space
  • Collaborative space for brainstorming
  • Streaming studio equipped for podcasting and live streaming

In addition to the new amenities, the ground plane of the campus has been transformed with new pavers throughout and numerous planters bringing in a wide array of greenery. A new shade structure also runs down the center spine of the campus that is capped off with a grand gateway entrance facing Camelback Road. The updates to the ground plane have created a more connected and pedestrian friendly campus at the Esplanade.

In the Spring of 2025, the Esplanade will introduce three exciting new restaurant concepts, adding a total of 10,000 square feet to the already revitalized ground level. These new offerings include:

  • The Little Pickle, a welcoming Jewish deli serving New York-style bagels and house-smoked salmon
  • 151 Tavern, an upscale bar featuring a menu of bistro classics
  • Camello, a vibrant, chef-driven Mexican restaurant with a theatrical flair

The Esplanade is more than a million square-foot office campus with more than 90 tenants, and is a premiere hub of professional services, real estate, and legal tenants in the Camelback Corridor including CBRE, Merrill Lynch, Cushman & Wakefield, UBS Financial, Gallagher & Kennedy, and others.
