Scottsdale Development Firm Closes on Land for First Development, Plans 20-Home Infill Project

Diversified Future recently closed on the purchase of 4 acres with plans to develop the company’s first project – an infill community of 20 single-family homes for sale. The parcel located in Phoenix at 34^th Street and Tierra Buena Lane will be the future site for 34^th Street Manors. The company is projected to receive final plat approval on the project by December 2023.

Homes will be single-story, in keeping with the surrounding neighborhood. Floorplans will range from 1,500 to 2,100 square feet. The development team is working with Phoenix Design Group on the architectural design for the homes and McGough Adamson is the landscape architecture firm.

“We are excited to begin developing our first neighborhood of homes under Diversified Future, as we continue to look for opportunities in the build-to-rent sector as well,” states Shelby Duplessis, founder and managing partner of Diversified Future.

Diversified Future under Duplessis’ direction provides expertise in engineering and project management to take raw land through zoning, entitlement and plat and through development. Diversified Future will collaborate with partners and vendors to build.

“This is a highly desirable area of Phoenix that has limited options for developing new homes. 34^th Street Manors will help fill some of the void,” adds Duplessis.

The neighborhood is situated nearby shopping, restaurants and entertainment and offers access to freeways for commuting to the East or West Valley and downtown  Phoenix areas.
