ViaWest Group is one step closer to commence construction on an industrial park featuring 15 buildings with nearly 2 million square feet of space. The developer purchased an initial 82 acres for the project’s first phase.
The firm acquired a 82-acre site in Glendale, Ariz., for the project’s first phase. Airpark 30 LLC, an entity connected to Domres Grading Inc., sold the parcel for $12.5 million, public records show. CBRE brokered the transaction.
The Base Industrial Park will come online on a total of 144 acres. The development’s first phase, planned for the northern part of the site, is set to comprise seven buildings between 85,000 and 309,000 square feet. The second phase, to be located on the southern section of the land, will include the construction of eight more buildings ranging from 41,000 to 141,000 square feet. ViaWest plans to break ground on Phase I, as well as acquire the remaining acreage, in 2023.
Upon completion, The Base will feature clear heights between 28 and 36 feet, ESFR sprinkler systems, concrete truck courts, R-28 insulation, dock-high and grade-level loading and 2,235 parking spaces. There will be a center drive for cars and perimeter circulation for trucks.
First tenant move-ins are anticipated in early 2024. CBRE’s Mark Krison and Luke Krison, the brokers involved in the land sale, will also spearhead all leasing efforts at the property.
Situated at the intersection of Litchfield and Bethany Home Roads, the development site is just east of the Luke Air Force Base, next to a boat and RV storage facility as well as the Dreaming Summit community. The surrounding area is home to other large industrial projects such as Nestle USA’s future manufacturing plant and Hatcher Industrial Park.
In another part of the nation, ViaWest recently acquired land in partnership with Clarion Partners. The 25-acre site in Salt Lake City will similarly be developed for industrial space.
