Design-build general contractor ARCO is partnering with WareSpace on the transformation of a 70,000-square-foot facility into a state-of-the-art, micro-bay industrial space and co-warehousing hub designed to meet the needs of small and medium-sized businesses in the Phoenix market.
Located at 9801 S. 51st Street in South Tempe, the new WareSpace facility is strategically positioned in the heart of the Southeast Valley, just two minutes from I-10 and 20 minutes from downtown Phoenix. The prime location and modern amenities will provide an ideal solution for small businesses seeking small and comfortable warehouse spaces with short-term commitments.
“Phoenix is full of builders, makers, and entrepreneurs who’ve outgrown their garages and storage units but don’t need 10,000 square feet,” said Levi Cohen, CEO of WareSpace. “This new location gives them the right-sized space to grow without the red tape.”
This renovation project will completely repurpose the site’s former call center and office into a dynamic co-warehousing environment, offering units ranging in size from approximately 200 to 1,200 square feet. Designed with growing businesses in mind, the space will support a range of users including e-commerce, fulfillment, contractors, light manufacturers, creative studios, and more.
The facility incorporates WareSpace’s turnkey solutions, including industrial racking, loading docks, warehouse equipment, climate-controlled workspaces, electrical and Wi-Fi infrastructure, 24-hour access, and more.
The new Phoenix location reflects the company’s mission to address a long-standing gap in the industrial real estate market by providing high-quality space tailored to the operational needs of smaller-scale businesses.
“ARCO is proud to partner with WareSpace on this exciting project that revitalizes an underutilized property and addresses a growing need in the industrial market,” said Tom Strickland, Vice President for ARCO. “Our team looks forward to supporting WareSpace’s innovative warehouse solutions by delivering a flexible, high-quality facility that will empower business growth in the Phoenix area.”
With the addition of this Phoenix site, WareSpace’s national portfolio now exceeds 1.5 million square feet of co-warehousing and small-bay industrial space across key U.S. markets. The company continues to identify underutilized properties and transform them into vibrant hubs that empower local businesses and entrepreneurs.
