Tri Pointe Homes and Pulte Homes, two of the largest homebuilding companies in the U.S., announced the acquisition of 274 gross acres within the Aloravita planned community in Peoria, Arizona. The acquisition, completed through a 50/50 joint venture between Tri Pointe Homes and Pulte Homes, follows a successful Arizona State Land Department public auction held on October 17, 2024. The purchase price was $63 million.

Located along Westwing Parkway north of Happy Valley Road, the site represents the final parcel within the Aloravita planned community. The future community is anticipated to include approximately 568 total homesites, with 275 homesites planned for Tri Pointe Homes and 293 homesites planned for PulteGroup. Phase one is expected to include 109 homesites for Tri Pointe Homes and 164 homesites for PulteGroup. Site grading is anticipated to begin in summer 2026, with model home construction currently anticipated to start in the fourth quarter of 2027.
The site is uniquely positioned near Sunrise Mountain Preserve and Rock Springs Wash, with the western portion of the community situated along a hillside and the eastern portion adjacent to the wash. Many homesites are anticipated to border open space, natural washes, and trail connections. Proposed community amenities include parks, ramadas, pickleball courts, firepits, playgrounds, natural riparian habitat, Rock Springs Wash Trail, and a public trailhead. A planned pedestrian bridge is expected to connect trails over Rock Springs Wash, further enhancing access to the surrounding outdoor recreation network.

With designs in development and subject to change, Tri Pointe Homes currently plans to offer 40-foot homes on 53-by-120-foot homesites and 50-foot homes on 63-by-120-foot homesites. Planned home sizes are estimated to range from approximately 2,083 to 3,267 square feet for the 40-foot product and 2,951 to 4,454 square feet for the 50-foot product. Pulte Homes anticipates offering ten one- and two-story home designs ranging from approximately 1,600 to more than 3,000 square feet.
Future residents are expected to benefit from convenient access to shopping, dining, entertainment, Loop 101, and I-17. The site is adjacent to The Trailhead and 83 Marketplace commercial developments near Happy Valley Road and 83rd Avenue, with nearby access to hiking trails, Lake Pleasant, and numerous golf courses. The community is located within the boundaries of the Peoria Unified School District, and the development plan also includes a future school site intended to attract a high-quality charter school to the area.
