Tri Pointe Homes, one of the largest homebuilders in the U.S., announced that construction is underway at Lusitano, a new self-developed community spanning approximately 40 acres at the southwest corner of Pecos and Greenfield Roads in Gilbert, Arizona. Planned for 76 single-family homesites, including 65 standard homesites and 11 oversized homesites, Lusitano is designed to offer an elevated single-story living experience that blends spacious homes, thoughtfully planned amenities, and convenient access to one of the East Valley’s most desirable and well-connected locations. Model homes are anticipated to open to the public on January 21, 2027.
“Gilbert continues to distinguish itself as one of the country’s most dynamic communities, recently earning recognition as the No. 1 mid-sized city in the nation for economic growth1,” said Division President of Tri Pointe Homes Arizona, James Attwood. “Lusitano reflects the confidence, quality of life, and opportunity people have in Gilbert. Growth matters most when it creates places people want to stay, and we believe Lusitano is the right community, at exactly the right moment, offering homes designed to endure and adapt for a wide array of lifestyles.”
Lusitano will offer four expansive single-story floorplans – Brenton, Camarillo, Friesian, and Calida – across homesites measuring approximately 90 by 120 feet, with select oversized homesites measuring approximately 115 by 130 feet. Homes are anticipated to range from approximately 3,496 to 4,846 square feet with 4 to 5 bedrooms, 4.5 baths, and 3- to 5-bay garage configurations. Designed around flexibility, comfort, and indoor-outdoor living, the homes will incorporate spacious gathering areas, game rooms, flex spaces, covered courtyards and porches, expansive entry treatments, and opportunities for personalization.
Depending on the plan, homebuyers may also choose optional features such as a GenSmart Suite® for guests or multigenerational living, optional basements that expand living space to more than 5,000 square feet, additional bedrooms and recreation rooms, primary retreats, lounges, and expanded garage configurations that provide extra space for vehicles, recreation equipment, hobbies, and storage. Architectural offerings will include Farmhouse, Adobe, Vineyard, and Ranch-inspired elevations, creating a distinctive streetscape throughout the community.
Planned amenities at Lusitano are designed to create a range of ways to gather, recharge, and spend time outdoors. Current plans include a pavilion, porch swings, fireplace and firepit, putting green, barbecue grills and picnic tables, half basketball court, playground, ramada, and mountain bike track, along with trails and landscaped open spaces. The community thoughtfully weaves amenities throughout the residential areas, creating convenient connections between homes and shared outdoor destinations.
Homes at Lusitano will incorporate Tri Pointe’s LivingSmart® program, which emphasizes energy efficiency, environmental responsibility, and long-term home performance. LivingSmart® is complemented by Tri Pointe’s LivingWell™ philosophy, which expands the focus from how a home performs to how it feels. Through elements such as natural light, intuitive flow, comfort, connection, and adaptability, LivingWell™ supports purposeful living across the home’s architecture, interiors, landscape, and product design.
Lusitano’s desirable location in Gilbert offers convenient access to Loop 202 and major employment corridors throughout the East Valley, including the Price Road Corridor and Phoenix-Mesa Gateway Airport. Shopping, dining, and entertainment destinations such as SanTan Village, Topgolf Gilbert, AZ ICE, and Andretti Indoor Karting & Games are also nearby. Directly across Pecos Road, the 48-acre Discovery District Park offers soccer fields, basketball courts, jogging trails, a playground and a lake, while additional regional destinations include Mercy Gilbert Medical Center, Gilbert Regional Park, Big League Dreams Sports Park, and the Higley Center for the Performing Arts.
