The Phoenix office of JLL announced it has completed a 96,407-square-foot lease for Branded Bills, a rapidly expanding, homegrown Arizona company offering a range of hat and apparel products featuring a trademark, hand-forged leather patch.

Located at 360 S. Smith Rd. in Tempe, Arizona, the lease relocates and triples the size of the Branded Bills headquarters, consolidating the company into a single location able to support its rapid 40% year-over-year growth. The new building will be home to 140 Branded Bills employees across administrative, sales, marketing, production and warehouse functions.

Founded in 2015 by Dave Dickert, Sam Coil, Josh Tabaj and Tim Welch, Branded Bills has grown from a start-up operating out of a local garage into an expansive apparel company with a custom order division, golf-specific wholesale offerings and a thriving online direct-to-consumer enterprise.

“We have moved or expanded seven times since our inception in 2015,” said Dickert. “We expected our last expansion, which happened in May of 2023, to last us five years. But our incredible growth changed those plans, compelling a move. Our new headquarters is a welcome next step that will bring our company under one roof, improve our efficiency, empower new programs and partnerships, and fortify the corporate culture that has always been the heart of our success.”

Forging deeper local affiliations is an evolving cornerstone strategy for Branded Bills. This year, the company added licensing for Arizona State University, Grand Canyon University and Northern Arizona University. It has also established a partnership with the Phoenix Suns that includes the buildout of a retail store in the Footprint Center arena.

“Almost 10 years ago, Branded Bills embarked on a journey to redefine headwear and apparel with unparalleled quality. Businesses and individuals have embraced the ways that our innovative decoration process elevates their logos, and our company has grown in step with that popularity,” said Tabaj. “We are grateful for each of these relationships, which continue to transform how companies approach promotional merchandise. We also couldn’t ask for a better way to mark our upcoming anniversary than with an expanded corporate headquarters. This building provides everything we need to meet our aggressive growth goals and showcase our quality, innovationcustomization capabilities and industry leading delivery times.

JLL Managing Director Keith Lammersen represented Branded Bills in the lease negotiations. Newmark Director Gary Cornish represented the landlord, an undisclosed local investor.

“This building is the perfect solution for Branded Bills on all fronts,” said Lammersen. “It is close to their current location, ensuring it won’t impact employee commute times, is surrounded by great retail and restaurant amenities, and has the building features that Branded Bills was looking for to continue their explosive growth while also maximizing efficiency within their operations, sales and support.”

The new Branded Bills headquarters sits on 4.6 acres near McClintock Drive and Rio Salado Parkway, at the confluence of Loop 101 and Loop 202. It is minutes from Arizona State University and Sky Harbor International Airport, as well as I-10, US-60, State Route 87 and I-17. It is also within walking distance of Tempe Marketplace, a 1.3 million-square-foot retail destination with more than 100 shops, restaurants and entertainment options.

“We are thrilled to have facilitated this lease on behalf of the landlord,” said Cornish. “This property is a rare find in the metro Phoenix area, combining modern industrial features with a prime location. Branded Bills will undoubtedly thrive in this unique space, and we’re excited to see their continued growth in the Valley.”

Constructed in 2021, the new Branded Bills headquarters features 30’ clear height, LED overhead lighting, ESFR sprinklers, high-end creative office finishes, four dock doors and five drive-in doors.

Branded Bills will relocate from 37,076 square feet at the Broadway 101 Commerce Park in Mesa, Arizona. It is expected to occupy its new headquarters in early 2025.
