GO Industrial, a Phoenix-based development firm focused on delivering design-centric buildings with a location-first strategy throughout the Western United States, recently hit a major construction milestone at GO|AZ Ave after breaking ground in the third quarter of 2023. In April, the project went vertical, with the first tilt panels being raised at the 181,655 square foot, Class A industrial building located at 2377 S. Arizona Ave. in Chandler. This infill project is located just west of Chandler Regional Airport, near Intel’s Chandler campus with freeway access to the Loop 202.
“GO|AZ Ave was strategically designed to encompass a speed-to-market solution for users who require up to 32’ clear height, dock and grade loading, heavy and expandable power, 52 trailer spaces or fenced secure yard area, spec suite with 100% AC and convenient location just off the Loop 202 Freeway,” said CBRE Senior Vice President Evan Koplan. “This will be the only building of its size within the immediate submarket, offering these sought-after building features users desire when relocating or expanding.”
Alston Construction is leading the building team at GO|AZ Ave, and the CBRE team of John Werstler, Cooper Fratt and Evan Koplan are the leasing team. The rear-loaded building is being built on 10.17 acres and features 32-foot clear heights, along with ample trailer and auto parking spaces. GO|AZ Ave provides 3,600 amps of power that is expandable up to 7,200 amps to target manufacturing users with growing demand in the market. A fully insulated and air-conditioned warehouse will be supported by over 3,200 square feet of spec office for a turnkey tenant experience. The project is scheduled for delivery in October of this year.
“We are excited to see this building take shape and move closer to completion,” Koplan added. “We know we are that much closer to meeting the continued demand for a wide range of users, including Distribution, 3PL’s, Manufacturing, Pharmaceutical, Chip and Semiconductor, EV, Solar, and Aviation/Aerospace within the Chandler Airport area.”
GO|AZ Ave is the latest development project in Arizona to commence construction in GO Industrial’s portfolio after GO Industrial’s sale of GO|99 South. GO|99 South was sold in 2023, which secured a long-term lease from JA Solar, a China based solar cell and modules manufacturing company. With over 1.35 million square feet of planned development, GO Industrial continues to expand its footprint in the Arizona, California, and Utah markets.
