Mosaic, the nation’s leading institutional-grade general contractor, has broken ground on Avilla Palomino, a new build-to-rent (BTR) community, by NexMetro Communities, with 197 cottage-style apartments and amenities in Glendale. The new community helps alleviate the shortage of high-end rental home options for families and individuals in the Phoenix metro area.
Avilla Palomino will include one-, two-, and three-bedroom options in duplexes and single-family detached homes with private backyards and front patios, from 690 to 1,265 square feet. Residents will enjoy a resort-style pool and spa, shaded pavilion, outdoor barbeques, open space areas, and a dog park complete with a dog wash station and pet fountains on the 18-acre site.

The Phoenix metro area is a national workforce hub, with continued economic growth driving rapid population expansion. This designation, paired with a dwindling supply of for-sale homes in the region, has contributed to the rising demand for rental homes. Build-to-rent communities represent broader social demographic changes in how individuals and families live, such as a preference for flexible lifestyles and low-maintenance living.
Avilla Palomino is the third project Mosaic has built in the Phoenix metro area, as the general contractor continues to construct much-needed neighborhoods for a new generation of residents. As NexMetro Communities’ 24th project in the greater Phoenix metro area, Avilla Palomino expands a model that represents long-term alignment between builders, residents, property managers, and investors.
