Diversified Partners, one of Arizona’s leading real estate brokerage and development firms, has announced plans for a new ±24.5-acre commercial retail development at the southeast corner of 99th Avenue and Indian School Road, just west of Loop 101 in Phoenix.
The project will be anchored by EOS Fitness and feature a lineup of nationally recognized brands including Dutch Bros, HTeaO, Farmer Boys, Bojangles and additional retail and drive-thru concepts. The development is designed to serve one of the West Valley’s fastest-growing residential corridors while capturing significant regional freeway traffic.
Located adjacent to Loop 101 and approximately two miles north of Interstate 10, the site benefits from exceptional visibility and accessibility. Traffic counts exceed 140,000 vehicles per day along Loop 101 and approximately 46,000 vehicles per day at the intersection of 99th Avenue and Indian School Road.

The ±24.5-acre site, which includes approximately ±22.3 net acres, will offer a flexible retail mix that includes shop space and multiple drive-thru opportunities tailored to both commuter and residential demand. An approximately ±2,057-square-foot endcap shop space remains available, along with additional drive-thru and retail opportunities.
The development is positioned within a rapidly expanding trade area. More than 7,200 new housing units are planned or under construction within 1.5 miles of the site, reinforcing long-term demand for retail, dining and service-oriented uses. The project is also located near major employment and entertainment drivers, including State Farm Stadium and surrounding mixed-use developments.
According to demographic data from Sites USA for the surrounding area, the population within a three-mile radius is approximately 123,991 residents, with average household incomes surpassing $106,000.
The project is strategically planned to function as both a neighborhood-serving retail center and a regional lifestyle hub, supporting continued growth in the West Valley.
