Texas-based real estate developer, SSS Partners, LLC recently closed on $183 million in financing and will immediately resume construction on its plans for a private academy, multi-sport arena and hotel located at I-17 and Sonoran Desert Drive, adjacent to TSMC. SSS Partners acquired the project that was approximately 50% complete in 2023. With construction now underway, the project is targeted for completion in August 2026.
The 17.5-acre complex is the future home of the SSS Academy campus, a private sports academy for grades nine through 12 that will offer rigorous college preparatory curriculum and athletic training, a multi-sports complex and arena. The 181,000-square-foot complex and arena will have facilities and playing fields to hold tournaments for hockey, basketball, volleyball, soccer and pickleball. It will also include locker rooms, full size gymnasium with sauna and cold rooms, recovery and therapy rooms, a pro-shop, upscale restaurant, indoor golf simulator, movie room, plus multipurpose space for community events and birthday parties.

The complex will also feature a 96-room Fire N Ice Hotel for visitors and families. The 60,000-square-foot resort-inspired hotel offers suite-style rooms that include kitchenettes, meeting rooms and co-working lounges, restaurant and bar, guest laundry room and lobby market.
Canyon Building & Design of Chandler is the general contractor selected by SSS Partners to build the project. The transaction was handled by Chris Maddox, vice president and senior commercial escrow officer and Stephanie Fogelson, vice president national commercial services of Landmark Title Assurance Agency.
The SSS Academy, arena sports complex and Fire N Ice Hotel, located at 2727 W. Bronco Butte Trail is scheduled to open and begin hosting students, leagues, programs and tournaments by fall 2026.
