Commercial Properties, Inc. announced the sale of a 72,256-square-foot, three-building multi-tenant industrial complex located at 1610, 1660, and 1750 N. Rosemont in Mesa, Arizona, for $18,500,000. The transaction highlights the continued investor demand for well-located, small-bay industrial properties and reinforces the strength of Arizona’s industrial real estate market.

The project consists of 23 industrial suites ranging from 2,744 to 3,855 square feet, serving a diverse tenant base that includes manufacturing, tool and die, distribution, and service-related businesses. Located just minutes from the Loop 202 Freeway at Higley Road, the property offers exceptional accessibility and functionality for industrial users throughout the Southeast Valley.

The property’s private secured yards have long been a distinguishing amenity, attracting tenants seeking valuable outdoor storage capabilities that are increasingly difficult to find in today’s industrial market.

The seller, Hyatt Investments USA LLP, was represented by Andrew Jaffe, Senior Vice President with Commercial Properties, Inc. Jaffe originally represented Hyatt Investments in the acquisition of the property more than fourteen years ago and continued to oversee leasing, renewals, and asset performance throughout the ownership period. Under his guidance, the property consistently maintained strong occupancy and frequently achieved 100 percent occupancy, reflecting the property’s desirability and the strength of the surrounding market.

The buyer, Falcon Commerce Park LLC, was represented by Leroy Breinholt and The Leroy Breinholt Team of Commercial Properties, Inc. Following the acquisition, Commercial Properties, Inc. and The Leroy Breinholt Team will remain as the exclusive leasing representatives for the three-building industrial portfolio. Having tracked the property for many years, Falcon Commerce Park LLC recognized the long-term value of the asset and its strategic position within one of the Valley’s most established industrial corridors.

“This transaction demonstrates the continued investor appetite for high-quality small-bay industrial assets,” said Andrew Jaffe, Senior Vice President at Commercial Properties, Inc. “Properties with strong occupancy histories, diversified tenant rosters, private secured yards, and premier infill locations continue to attract significant interest from buyers seeking stable long-term investments. The performance of this property over the past fourteen years is a testament to the enduring demand for functional industrial space in the Southeast Valley.”

Falcon Commerce Park LLC plans to invest additional capital into the property while maintaining its long-term leasing strategy. The ownership group intends to continue serving the existing tenant base while enhancing the property’s overall functionality and market position.

Beyond the sale itself, the transaction serves as a meaningful indicator of broader industrial market trends. While institutional investors have focused heavily on large-scale logistics and distribution facilities in recent years, demand remains exceptionally strong for smaller multi-tenant industrial projects that provide diversified income streams, strong tenant retention, and limited replacement opportunities.

As land constraints, construction costs, and entitlement challenges continue to impact new industrial development, existing infill properties with features such as secured outdoor storage, flexible suite sizes, and freeway accessibility are becoming increasingly valuable. The Rosemont transaction illustrates the premium investors continue to place on stabilized industrial assets that meet the needs of local and regional businesses.

Leroy Breinholt stated, “The continued demand we’re seeing from both users and investors reinforces the long-term fundamentals of Arizona’s industrial market. Small-bay industrial properties remain a critical component of the local business community, and transactions like this demonstrate confidence in the future growth and resilience of the Valley.”
