Six new leases signed at GSQ mark the latest step forward for the 150-acre mixed-use development as it continues to build out Goodyear’s emerging town center. The newest leases introduce more dining, retail and beauty concepts to the West Valley.
Sephora and J.Crew Factory Outlet will open next to each other in 2027, each occupying 5,000 square feet. The global prestige beauty retailer will offer fragrance, makeup, skincare and haircare from more than 500 brands, while J.Crew Factory Outlet will bring classic, coastal American apparel and accessories for men, women and children at accessible price points.
Lovesac, the Connecticut-based furniture company known for its modular Sactionals and foam-filled Sacs, will open a 1,800-square-foot store between Cava and California Fish Grill in spring 2027.
Postino, the all-day restaurant and wine bar known for its cult-like following, welcoming hospitality and inspired spaces, is set to open in a 4,500-square-foot space in 2027, bringing its crave-worthy menu and ever-evolving selection of artisanal wines, beer and craft cocktails to the West Valley.
Miel de Agave, a dynamic Mexican fusion restaurant where modern cooking meets warm hospitality with a mix of bold flavors, will open a 3,989-square-foot location along Goodyear Way near Fogo de Chão in spring 2027. It will mark the restaurant’s fourth Valley location, following Scottsdale, downtown Phoenix and Chandler.
V’s Barber Shop will open a 1,215-square-foot location on the north side of GSQ, next to Spitz and The Yard, in October 2026. Founded in Phoenix’s Arcadia neighborhood in 1999, the traditional barbershop now has more than 60 locations nationwide.
“We’ve felt the love from our West Valley fans for a long time, so bringing Postino to Goodyear feels really special,” said Lauren Bailey, CEO and co-founder of Upward Projects. “The City of Goodyear, GSQ team and RED Development have been incredible partners in helping shape a place that feels thoughtful, welcoming, and full of community. Goodyear has such great energy right now, and we’re so excited to pull up a chair and be part of the neighborhood.”
Three restaurants are set to open at GSQ before the end of the year. Firebirds Wood Fired Grill, recognized for its hand-cut steaks and seafood seared over locally sourced wood, opened earlier this week along McDowell Road near Trader Joe’s. Magdalena, an all-new restaurant from the team behind Pa’la, will open this fall/winter between High Tide and Over Easy. It will blend Latin American flavors, live-fire cooking and elevated hospitality in a 2,462-square-foot space that is refined and welcoming. Flower Child, the popular, feel-good fast-casual restaurant from Fox Restaurant Concepts known for its vibrant, health-forward menu of made-from-scratch bowls, wraps and salads, is expected to open near Postino by the end of the year.
Additional tenants are on track to open in 2027.
Spinato’s Pizzeria, the family-owned Italian restaurant founded in Phoenix in 1974, will open a 4,095-square-foot location across from the south parking garage, marking its furthest West Valley location. The restaurant has grown over four decades on authentic Italian flavors, a scratch kitchen and a family-first atmosphere.
Qdoba, a quick-service restaurant serving Mexican-inspired burritos, bowls and tacos, will open a 2,255-square-foot location near the south parking garage. Next door, Petfolk, the modern veterinary care network offering primary and urgent care for dogs and cats, will occupy 2,279 square feet.
Berry Divine Acai Bowls, known for its organic acai bowls and health-focused menu, will open its 11th location in a 1,273-square-foot space on the Civic Square side of the development.
“Last year, the City of Goodyear surveyed residents on the retailers and restaurants they most wanted to see, and Sephora, Postino, Flower Child and Spinato’s Pizzeria all ranked in the top 10,” said Mike Ebert, managing partner of RED Development. “Bringing those names to GSQ reflects the kind of leasing strategy we’ve built this development around.”
