Saddleback, the $1 billion, 5,300-acre master-planned community under development in Peoria, has unveiled its debut collection of model homes by premier homebuilders Taylor Morrison and Lennar, marking a major milestone ahead of the community’s first resident move-ins this summer.
Developed by Austin-based Castle Hill Partners, Saddleback is designed to blend seamlessly with the surrounding Sonoran Desert while offering a wellness-forward lifestyle centered on outdoor recreation, connection to nature and an extensive trail system spanning more than 60 miles, highlighted by the signature Saddleback Trail, a 13-mile peak-to-peak trail connecting the scenic summits. The homes are located in Saltbrush, the community’s inaugural village.
One of the West Valley’s most ambitious projects, Saddleback is entitled for approximately 6,500 single-family homes, resort-inspired amenities, multifamily residences, a resort and up to 2 million square feet of commercial space upon full buildout.

The launch features six model homes from Taylor Morrison, spanning three distinct collections and offering a range of sizes, layouts and price points:
- Discovery spans approximately 1,575 to 2,507 square feet and is priced from the mid-$400,000s, featuring five open-concept floor plans with flexible living spaces designed for modern lifestyles. A total of 72 homes make up the Discovery collection.
- Encore ranges from 2,072 to 3,185 square feet and is priced from the mid-$500,000s, with eight thoughtfully designed floor plans that include lofts, flex rooms and options for multigenerational living. There are 130 homes in the Encore collection.
- Passage is the largest of the three collections, spanning approximately 2,380 to 3,877 square feet and priced from the mid-$600,000s. It features seven spacious floor plans, multiple-car garages and seamless indoor-outdoor living opportunities. The Passage collection offers 81 homes.
Across the collections, homebuyers will have access to 76 unique floorplan and elevation combinations designed to accommodate a range of lifestyles, including growing families and multigenerational households.

Additionally, Lennar will introduce its model homes at Saddleback in August. The model complex will feature four single-level homes and one two-story home, ranging from approximately 1,965 to 3,253 square feet. Homebuyers will have the opportunity to explore 14 home designs ranging from 1,830 to 3,253 square feet offering four to five bedrooms, including four floorplans with Lennar’s Next Gen® suite, which provides a private yet connected living space ideal for multigenerational households. In total, Lennar will offer 289 homesites within the Saddleback community.
