IndiCap, a commercial real estate firm specializing in industrial investment and development throughout the U.S. Southwest, announced that Biagi Bros. Inc. has signed a lease for 168,480 square feet at Virgin Industrial Park I (VIP I) in Glendale, Arizona, part of the Greater Phoenix metropolitan area.
Biagi Bros., a full-service, 3PL, warehousing and transportation company that has been operating throughout the U.S. since 1978, will occupy the space to support distribution operations for its clients, including the storage and distribution of packaged beverage products.
“Biagi Bros. is a great fit for Virgin Industrial Park,” said Todd Ostransky, partner and regional vice president at IndiCap. “We’re continuing to see steady demand in the Loop 303 Corridor, particularly from logistics users who value newer product in well-connected locations. VIP I checks those boxes, and we’re pleased to welcome them to the project.”
Tenant improvements included the addition of dock levelers, restrooms, life safety upgrades, and floor joint sealant to support Biagi Bros.’ operational needs.
The lease was brokered by JLL’s Riley Gilbert and Kelly Royle on behalf of IndiCap, with Marc Hertzberg of JLL representing Biagi Bros.
“Activity in the West Valley remains consistent, especially for users in the 100,000- to 200,000-square-foot range,” said Riley Gilbert, vice chairman at JLL. “Biagi Bros. moved quickly to secure space that aligns with their operational needs, and Virgin Industrial Park offered the functionality and access they were looking for.”
The transaction was led on behalf of ownership by Kristina Lewison (Invesco) and Jason Kuckler (IndiCap).
Located at 15748 W. Hatcher Rd., just east of Loop 303 and north of Northern Parkway, Virgin Industrial Park is a Class A industrial development planned for approximately 1.5 million square feet across four buildings. The project features 32- to 40-foot clear heights, dock-high and grade-level loading, trailer parking, and secured truck courts.
Positioned within one of metro Phoenix’s fastest-growing industrial corridors, the project provides access to key transportation routes serving the Southwest.
