Major Old Town Scottsdale Office Redevelopment Secures First Tenants

Phoenix-based developer George Oliver, in partnership with Ascentris, is quickly advancing its redevelopment vision for Arbor Old Town, signing the project’s first office leases and beginning construction on a speculative office suite collection at the Old Town Scottsdale, Arizona luxury office campus. Situated on six acres at the high profile corner of Scottsdale and Indian School roads, Arbor Old Town totals 360,000 square feet in three buildings at 4141 and 4167 N. Scottsdale Rd., and 7272 E. Indian School Rd.

The project continues George Oliver’s Arbor brand, established in 2022 with the company’s Arbor project in downtown Tempe. At completion, it will transform a three-parcel assemblage into one of the Valley’s most amenitized and innovative new office campuses.

Arbor Old Town’s first wave of leasing totals nearly 48,000 square feet of new commitments. This includes a 32,480-square-foot lease by Symmetry Software, a subsidiary of Gusto, the leading all-in-one platform for payroll, benefits and HR, trusted by more than 400,000 small businesses nationwide. For over 40 years, Symmetry has served as the backbone of U.S. payroll compliance infrastructure, powering accurate paycheck calculations for more than 64 million workers across the country. The campus will also be home to a 15,197-square-foot lease by a notable financial technology platform.

Symmetry will relocate from its offices at Northsight in Scottsdale, establishing a new headquarters at the Arbor Old Town campus.

Both new Arbor Old Town tenants are slated to move in later this year, aligning with the project’s anticipated Q3 2026 completion.

In preparation for that delivery, George Oliver has initiated construction on 17 speculative office suites, located within the 4141 and 7272 buildings. The spec suites will range from 1,602 to 10,146 square feet, with the opportunity to combine suites for greater contiguous space. All spec suites will feature George Oliver’s trademark experiential design and thoughtful placemaking, providing market-leading, move-in-ready opportunities for a range of company types and sizes.

The first spec suites will deliver in the 7272 building in May, with additional suites in the 4141 building delivered in phases as the project completes.

Office spaces at Arbor Old Town will enjoy the project’s biophilic, hospitality-forward design, where natural materials and earthy tones join with seamless indoor-outdoor connectivity. Leading amenities of the campus include:

 The Garden, a landscaped central courtyard designed for both daily use and special events, featuring walking paths, lounge areas, fireplaces, a built-in stage and hanging daybeds.

• The Sprig, a retrofitted Winnebago café stationed in The Garden serving food, coffee and cocktails in a relaxed outdoor setting.

• The Botanist at Arbor lobby café and cocktail bar, creating a social hub within the building.

• Holistic wellness center with spa-inspired locker rooms, cold plunge, sauna, yoga and meditation rooms.

• Large-format conferencing and collaboration facilities, including a 160-person training room, boardroom, podcast studio and flexible breakout zones.

• Game lounge with billiards, digital darts and a Trackman golf simulator.

• On-site concierge services offering event coordination, workplace support and tenant engagement programming.

Arbor Old Town was designed by George Oliver Design. RSG Builders is the general contractor. Bryan Taute and Spencer Nast of JLL are the exclusive leasing brokers.

Arbor Old Town joins George Oliver’s growing portfolio of design-forward office transformations, including Bond in Phoenix’s Camelback Corridor, CASA in Uptown Phoenix, The Alexander and The Johnathan in downtown Chandler, and Arbor in downtown Tempe.
