Buckeye Commons Nears Full Lease-Up as Tenant Roster Expands

Sunbelt Investment Holdings, Inc., a developer and owner of shopping centers throughout Arizona and Southern California, celebrated a dozen openings and several new lease agreements at Buckeye Commons, its highly anticipated, Costco-anchored retail center in Buckeye, Arizona. Located at the southeast corner of the intersection of I-10 and Verrado Way, a rapidly developing area in one of the nation’s fastest-growing cities, Buckeye Commons continues to attract high-quality tenants and drive economic momentum in the West Valley.

In the second half of 2025, Buckeye Commons saw openings for Five Guys, Over Easy, Jimmy Johns, Playa Bowls, State Farm, DIP Nail Bar, MyDrNow, Pacific Dental, Credit Union West, The Joint Chiropractic, and Red Wing Shoes.

“This trade area is one of the strongest in the Valley. Lease-up has been steadily strong throughout development, and demand is outstripping supply, not just at Buckeye Commons but at neighboring projects as well,” says David Dawson, Assistant Vice President at SIHI. “The strong debuts of our tenants thus far are proving up the latent demand for high-quality retail from residents in surrounding neighborhoods.”

Four more shop tenants signed on to join them at Buckeye Commons – Zoyo Frozen Yogurt, Qdoba, Spitz Mediterranean, and Hotworx bring the total number of secured tenants in the center to 27.

Two of Buckeye Commons’ anchor tenants have made significant progress in their construction. Buckeye’s first Home Depot and DICK’s Sporting Goods are both on track to open in June, while two other national tenants, Starbucks and Panera, are currently finishing interior buildouts. Work has also begun on new locations for Barnes & Noble and Five Below. The anchor of the center, the 160,938-square-foot Costco, has been a resounding success since opening in July 2023, generating consistent traffic and serving as a major draw for the community.

Buckeye Commons, comprising over 440,000 square feet of retail space, was designed by Butler Design Group with CHASSE Building Team serving as general contractor. SIHI has teamed up with leasing agents from Phoenix Commercial Advisors (PCA), with the team of Greg Laing, Zach Pace, and Teale Bloom, leading those efforts.

“Buckeye Commons is at the premiere intersection of I-10 and Verrado Way. Costco really kicked off the trade area, and the other projects that have followed are very complimentary to the overall success of the submarket. With only one pad and one junior box left, we have the luxury of being selective,” said Zach Pace, Senior Vice President at PCA.
