ViaWest Group, in partnership with Barings, LLC, and Willmeng Construction, has officially broken ground on ReDiscover Logistics Park, an 808,448 square foot Class A industrial development in Phoenix’s Deer Valley submarket. Work is now underway on one of the most strategically positioned industrial parks in Greater Phoenix, with delivery anticipated in Q1 2027.
ReDiscover Logistics Park will revitalize the 43.5 acre site formerly known as Deer Valley Innovation Park, located at 2702 W. Beardsley Road, just northeast of the Loop 101 and Interstate 17 interchange. The project is designed by Butler Design Group, with Kimley-Horn serving as civil engineer. The property’s prime location, approximately 15 minutes from Taiwan Semiconductor Manufacturing Company’s multibillion-dollar manufacturing campus, positions it to meet rising demand from suppliers, advanced manufacturers, and distribution operations supporting Arizona’s expanding semiconductor ecosystem.

The development will consist of four state-of-the-art industrial buildings ranging from 189,280 to 212,000 square feet, with clear heights of 32 to 36 feet and flexible configurations suitable for a variety of manufacturing, logistics, and distribution users. Engineered with modern operational needs in mind, the project features 200 foot truck courts, steel roof decks pre-engineered for solar, an FM Global compliant envelope, LEED certified, have premium power capabilities, and 980 parking spaces. Together, these specifications position ReDiscover Logistics Park as a critical hub offering unmatched flexibility, power, and access for tenants serving Greater Phoenix and TSMC operations.
The site was previously home to Discover Financial Services’ office and call center. Following the acquisition by ViaWest Group and Barings in late 2025, the original 345,000 square foot building was demolished to make way for this modern redevelopment. ReDiscover Logistics Park represents ViaWest’s continued success in transforming obsolete properties into high-performing industrial campuses, similar to the Sight Logistics Park redevelopment in Tempe, completed with Willmeng in 2023.

Leasing for ReDiscover Logistics Park is being led by the CBRE team of Cooper Fratt, John Werstler, and Tanner Ferrandi.
