Long-time Valley commercial real estate owner Mekong Real Estate Investment Group has secured the first of several anticipated new lease commitments at Broadway Mesa, a 183,535-square-foot retail center slated for a major renovation in the heart of Mesa, Arizona’s popular Asian District.
Located at 1920 W. Broadway Rd., at the northeast corner of Dobson and Broadway roads, the center includes a main 100,000-square-foot big box retail building and 83,535 square feet of surrounding in-line retail space.
Exclusive leasing broker Western Retail Advisors has secured Broadway Mesa’s first new anchor tenant commitment with Urban Air, who will lease 44,191 square feet within the center’s main big box building.
Several tenants who lease space at Broadway Mesa’s main building – previously known as the AZ International Marketplace – will relocate to the property’s in-line retail buildings. This includes Hong Kong Gifts, who will occupy 20,000 square feet of in-line building space, and Dealer Nail Supply, who will occupy 8,400 square feet. An additional 1,960 square feet of in-line retail space is available for lease.
Lease negotiations are underway for the main building’s remaining 50,000 square feet, with a tenant announcement expected during first quarter 2025 that would bring the property to 100% leased.
Broadway Mesa will be the fifth Valley location for Urban Air, which as the world’s largest adventure park operator has more than 350 locations open or in development, including locations in Phoenix and Tucson. Urban Air indoor parks include over 20 attractions such as ropes courses, climbing walls, laser tag, dodgeball, Go-Karting and Urban Air’s patented Sky Rider.
Western Retail Advisors brokers Justin DiBiase and Rachel Bliss represented Urban Air in its lease negotiations at Broadway Mesa. Western Retail Advisors brokers Bryan Babits and Katie Weeks represented Mekong Real Estate Investment Group, and serve as the leasing brokers for Broadway Mesa as a whole.

Renovations at Broadway Mesa are scheduled to begin in 2025, with interior and façade improvements starting in the property’s main building and then continuing to the surrounding in-line retail space.
Broadway Mesa is part of Mesa’s Asian District, a stretch of Dobson Road with more than 70 Asian-themed restaurants, stores and other businesses that celebrate the unique offerings of the Asian culture.
