Peoria Mixed-Use ‘Lifestyle’ Center Brings Multiple Restaurants and Retailers

From New American to simple Italian and contemporary Japanese, The Trailhead in Peoria plans to please a plethora of palates. A bevy of restaurants and retailers have signed on to the 40-acre, mixed-use development at 83rd Avenue and Happy Valley Road.

Among them is Sparrow, a new concept by Sky Restaurant Group. Sparrow reunites Chef Schuyler Estes and former partner Parker Ganem, who founded the restaurant group in 2010 with the opening of Urban Agave, featuring Mexican American favorites made in a scratch kitchen, and Squid Ink, which blends traditional and fusion sushi.

Sparrow will occupy 4,431 square feet and offer an eclectic menu that combines everything from Southwestern to Thai and Korean cuisine. The eatery is anticipated to make its debut this summer.

Joining Sparrow is Jinya Ramen Bar, which will introduce West Valley residents to its authentic, slow-cooked approach to ramen made from broths simmered for 20 hours in-house. Jinya boasts a customizable menu and sleek interior that will make it a must-stop for social gatherings. The restaurant will open next month in a 3,518-square-foot space. This will be its second location in the Valley.

Those who prefer pasta and pizza can head to Crust Simply Italian. The popular eatery is slated to welcome diners at The Trailhead in 2026, with authentic Italian ingredients transformed into classic dishes and full-course meals. Part of the restaurant’s 6,160-square-foot space will include a high-end speakeasy.

Rounding out the list are Einstein Bros. Bagels and Robeks Fresh Juices and Smoothies, which open in February in 1,200- and 1,000-square-foot spaces, respectively.

“Tenants of this caliber are a win for Peoria residents who have been clamoring for a quality dining experience near their homes, said Jim Pederson, founder and chairman of Pederson Group, the project’s developer.

“But that’s not all,” Pederson said. “We anticipate announcing additional eateries joining this line-up in the next several months.”

The Trailhead will also be home to DIP Nail Bar, V’s Barbershop and Pac Dental, which will open this spring, joining Eye Studio Peoria and AZ Vitality med-spa, which opened last month.

Safeway, the center’s anchor tenant spanning 63,000 square feet, opened last October to record crowds.

Pederson said part of the draw to the development is the quality of tenants. When complete, The Trailhead will feature 140,000 square feet of retail space, plus a 350-unit multifamily housing complex and a new church.

“The other part,” he said, “is the lush landscaping, fountain and other amenities that will make the development a central gathering place for residents and visitors.”

Situated in the geographic center of Peoria and named after the area’s trail system, The Trailhead will serve as the commercial crown jewel of the ruggedly beautiful and thriving Happy Valley Corridor, with more than 3,000 homes under development set to join the more than 56,000 households in the immediate surrounding area.

There will be bike- and pedestrian-friendly paths ideal for dog walkers and hikers that connect seamlessly with surrounding neighborhoods and the pristine Sunrise Mountain Preserve.

The $100-plus-million project is being developed, owned and managed by Pederson Group. Butler Design Group is the project’s architect and Campbell Development is the contractor.
